ORCA LGS designs and manufactures light-gauge steel modular homes and garden suites — engineered for the coast, finished in our own factory, and delivered ready for the life you’ll live in them. We started ORCA because BC deserved homes that go up faster, last longer, and cost exactly what we say they will.
Our story
How ORCA came to be.
ORCA was founded by Kirk Fraser, who brings more than 15 years in home building and construction along with a degree in construction management. Over those years Kirk kept running into the same thing: building a home was slow, unpredictable and far too expensive — and what got built often wasn’t made to last in BC’s climate. Site builds dragged on, budgets moved the moment ground broke, and timber-framed homes were left exposed to rot, fire and the coast.
Kirk believed there was a better way: build the home in a controlled factory, in light-gauge galvanized steel, to a fixed price and a fixed timeline — then deliver it ready to live in.
ORCA Canada was established through a technology transfer and was founded by Kirk Fraser in Comox in 2018. Today we design and manufacture a full range of garden suites, flex spaces and family homes for homeowners, families and builders across British Columbia. We’ve delivered more than 100 homes across BC from our current factory — and a brand-new, purpose-built 10,000 sq ft facility comes online in fall 2026 to meet demand.
