Lock-Up program

Build it with your own hands. Pay less for what you finish yourself.

ORCA delivers a factory-built, weathertight shell to your site. You finish the interior — drywall, flooring, fixtures, the parts where labour adds up. Same engineering, same performance, around 30% less than a fully turn-key home.

Is Lock-Up right for you?

Honest about who this is for.

Lock-Up is for you if…

  • You have trades experience, or close friends/family who do
  • You're comfortable hiring trades for parts you can't do yourself
  • You want to save on labour costs without sacrificing engineering
  • You have time over the next 4–8 months to finish the interior
  • You like the idea of building real equity through real work

Turn-Key is better if…

  • You want a home that's move-in ready the day it lands
  • You don't have time or interest in managing trades
  • You'd rather pay for certainty than save on labour
  • You're building it as a rental and want it earning income immediately
  • You're financing through a lender that requires a fully finished home at delivery

Common questions

What people ask before reserving.

How much does a Lock-Up home cost?

Lock-Up homes run around 30% less than the equivalent fully turn-key model. Exact pricing depends on the model and any customizations. Reach out for a specific quote.

Can I get a mortgage on a Lock-Up home?

Yes, but with some caveats. Most lenders require homes to be fully finished before releasing the mortgage funds. Construction loans or progress-draw mortgages typically work better for Lock-Up. We can recommend lenders familiar with the program.

What permits do I need?

Same as a turn-key build: building permit from your municipality, plus any local zoning approvals. We provide the CSA A277 certification and engineering documents your permit application needs.

How long does the interior finishing usually take?

Most owner-builders take 4–8 months to finish the interior after delivery. Depends on how much you do yourself vs. hire out, and whether you can work on it full-time.

Do I have to do everything myself?

No. Most Lock-Up owners do drywall, paint, flooring, and finishes themselves, then hire trades for plumbing, electrical, and HVAC connections. The savings come from labour you contribute, but you can subcontract any part of the finish work.

Is the Lock-Up house as well-built as a turn-key?

Exactly the same. Same steel frame, same envelope, same insulation pack, same engineering, same CSA A277 certification. The difference is only what's installed inside the shell when it arrives — not the quality of the structure.
